Asbestos Risk Assessments in San Diego
An asbestos risk assessment evaluates the condition and potential exposure risk of asbestos-containing materials (ACM) in a building. Unlike a simple survey that identifies where asbestos is present, a risk assessment determines how likely the materials are to release fibers and what management actions are appropriate.
What Does an Asbestos Risk Assessment Include?
- Comprehensive building survey to identify all ACM
- Condition assessment of each material (intact, damaged, deteriorating, or significantly damaged)
- Evaluation of the potential for fiber release based on material condition, location, accessibility, and likelihood of disturbance
- Risk ranking of each ACM based on exposure potential
- Written management recommendations — which materials can be safely managed in place, which require encapsulation, and which should be removed
- Operations and Maintenance (O&M) plan recommendations for ongoing asbestos management
When is an Asbestos Risk Assessment Needed?
- Property owners managing buildings with known ACM who need to prioritize remediation
- Schools and public buildings subject to AHERA (Asbestos Hazard Emergency Response Act)
- Commercial buildings undergoing change of use or occupancy
- Property transactions where the buyer or lender requires a detailed asbestos condition report
- Insurance and liability assessments
Why Risk Assessment vs. Simple Survey?
A bulk sampling survey tells you what contains asbestos. A risk assessment tells you what to do about it. Not all asbestos-containing materials pose the same risk — intact, non-friable floor tiles in good condition may be safely managed in place for years, while damaged pipe insulation in an occupied space may require immediate attention.
