Asbestos Bulk Sampling in San Diego
Asbestos bulk sampling is the collection and laboratory analysis of building material samples to determine whether they contain asbestos fibers. This is the first step in identifying asbestos-containing materials (ACM) in any building.
What is Asbestos Bulk Sampling?
A certified asbestos consultant collects small physical samples of suspect building materials — such as insulation, floor tiles, ceiling texture, joint compound, roofing, and pipe wrap — and submits them to an accredited laboratory for analysis using Polarized Light Microscopy (PLM) per EPA Method 600/R-93/116. Materials containing more than 1% asbestos are classified as asbestos-containing materials (ACM).
When is Asbestos Bulk Sampling Needed?
- Before any renovation or demolition of buildings constructed before 1980
- As required by the San Diego Air Pollution Control District (SDAPCD) for demolition permits
- Pre-purchase property assessments and due diligence
- Suspected damage to building materials that may contain asbestos
- Regulatory compliance surveys for property managers and building owners
How Many Samples Are Needed?
Per 40 CFR 763.86(c), an accredited inspector shall collect bulk samples from each homogeneous area of suspect material. The EPA recommends a minimum of 3 samples per homogeneous material for most building components.
